Eastern Balcony Roof Structure

Shadeform LogoWork has commenced on a new roof structure for the eastern balcony area outside the Dining Room and Conference Room.

Since the redevelopment of the clubhouse in 2008/9, this area had been protected by a series of ‘shade only’ shade sails.  Over the years, the shade sails have provided some protection during summer months, but they made the area logisitically difficult to use during periods of wet or windy weather, and also made the area difficult to furnish given its exposure to the elements.  During storms earlier this year, the shade sails were damaged beyond repair and a successful insurance claim was lodged.

After reviewing a number of options available to the Club to upgrade this underutilised area of the clubhouse, the Committee of Management agreed to continue with the same style of roofing structure that already existed on the Golfers Bar balcony area to ensure some continuity in architectural style.  The installation of a solid roof structure in the same style and material as the Golfers Bar balcony will provide an additional 182m2 of weather protected space for members and guests to use.

Given the detailed and complicated nature of the works, the Club engaged the specialised services of Shadeform earlier this year to undertake the preliminary design and engineering plans and to provide a detailed quote on the costs associated with the project. 

Following the submission of their quote, the Committee of Management authorised Shadeform to proceed with detailed plans and engineering, which was submitted to Council for approval in November.  Planning and Building approvals have now been obtained, with works to commence in the first week of January 2017.

The project will involve the following:

  • A Quad Cone (4 point) waterproof PVC membrane covering all 182m2 of balcony space
  • Full perimeter PFC gutter with downpipes connected to existing stormwater
  • Steel masts and powdercoated conicle top caps
  • Upgrade to structural steel framework around the balcony area and within existing roof spaces
  • Future works will include the installation of blinds, heating and lighting.

The total cost for the project will be $130k, with an additional 10% contingency in place to cover any unforseen issues that may arise during construction.

New Balcony Furniture

In addition to the construction of a roof structure over the eastern balcony, the Club is also investigating furniture options for this area as well as the existing Golfers Bar and Balcony areas. 

Since 2009, the balcony furniture (in particular, the green outdoor seats) has deteriorated to a point where replacement furniture is now necessary.  In order to maximise the use of the Golfers Bar and Balcony, and the new Eastern Balcony area, new furniture is currently being sourced from local suppliers that will provide a mix of dining, lounge and bar seating arrangements.

Specific details on furniture selections and styles are still to be determined, however we are currently budgeting for the total cost of new furniture to be around $30k-$40k.
